Shawfair is the South East of Scotland’s largest urban expansion project. The major mixed-use/new town development consists of 4000 residential homes, in excess of 1 million sqft of commercial use development, one secondary and two new primary schools with pan-regional sports and cultural facilities, new roads and transport/active travel networks, drainage, utilities, landscaping/parkland/woodland, significant ground remediation and multiple existing communities focused on the new Borders railway line and station at the town centre. Gross development value for the project is forecast at well in excess of £1.2 billion and the programmed build-out period commenced in 2005 and will span beyond 2030.
Key initiatives:
- Negotiation and execution of the development sector’s only Sustainable Growth Agreement (SGA) between Midlothian Council, SEPA and Shawfair, ensuring responsible and sustainable partnership principles throughout the project’s life-cycle. Shawfair SGA | Scottish Environment Protection Agency (SEPA);
- Structure and procurement of the region’s largest district heating network in partnership with the Local Authority and utilities partner. Council and Vattenfall set up green energy services company | Midlothian Council;
- Successful detail planning initiation for construction of over 1250 of the development’s 4000 residential homes, plus restructuring and redefinition of the town centre with all key mixed-use development.
